“Mold grows where moisture lingers — often silently, behind walls or under floors. As one observer noted, it can take over surprisingly quickly once conditions are right. That’s why early investigation and professional remediation are essential.”

Professional Mould Inspection, Testing & Remediation

At our company, we go far beyond simply eradicating visible mold. We begin with a thorough investigation to identify the root cause of the moisture problem that allowed the mold to grow in the first place.

Our certified inspectors use advanced tools such as moisture meters, thermal imaging cameras, and borescopes to detect hidden mold behind walls, under floors, and inside HVAC systems.

When necessary, we collect air, surface, and bulk samples that are sent to an accredited laboratory for detailed analysis. This scientific testing identifies the specific types and concentrations of mold present, helping us determine the severity of the contamination and the most effective remediation strategy.

Work for providers and Home Owners.

 Safe and Healthy Home

Only after fully understanding the extent and source of the problem do we proceed with safe, thorough eradication and complete restoration.

This investigate-then-eradicate approach ensures the mold is not only removed but prevented from returning, delivering lasting protection for your property and the health of its occupants.

Comprehensive Causes of Mould Growth

Mold thrives in any environment where excess moisture is present, and understanding the root causes is the first step toward effective prevention and long-term remediation. At Healthy Indoor Air UK, we always investigate these underlying issues before beginning eradication to ensure the problem does not return.

Common Causes of Mold in Properties Include:

  • Water leaks and plumbing issues — Burst pipes, dripping faucets, leaking roofs, or faulty seals around windows and doors
  • Poor ventilation — Inadequate airflow in bathrooms, kitchens, and utility rooms, causing condensation to build up on walls and windows
  • High humidity levels — Relative humidity above 60% creates ideal conditions for mold spores to germinate, often due to insufficient heating or dehumidification
  • Flooding or water damage — From storms, burst pipes, or rising damp, even after visible water has been removed
  • Damp foundations and rising damp — Moisture wicking up through concrete floors or walls in older properties
  • HVAC system problems — Dirty or clogged air ducts, faulty drainage in air conditioning units, or poor maintenance allowing moisture to accumulate
  • Structural defects — Cracks in walls, missing flashing, damaged gutters, or blocked downpipes that allow rainwater to penetrate the building
  • Everyday activities — Cooking, showering, drying clothes indoors, or using unvented tumble dryers without proper exhaust systems

By identifying and addressing the specific cause of moisture intrusion during our investigation phase, we don’t just remove the visible mold — we eliminate the conditions that allow it to return, delivering a truly healthy indoor environment.

For Landlords and Home Providers Awabbs Law

Trained in Awabbs Law

Part of The Awabbs Law on-line Committee

Awaab's Law imposes strict, legally binding timelines on social housing providers (such as housing associations and councils) to investigate and fix reported hazards that could harm tenants' health.

Some important details.

Within 14 calendar days of report, Landlords must inspect the property and provide a written summary of findings, including any hazards identified and planned actions.

Non-Emergency Repairs

Start within 7 working days after investigation

For hazards that aren't immediately life-threatening, work must begin promptly, with reasonable completion times based on the issue's severity.

Emergency Repairs

Within 24 hours

For urgent risks (e.g., severe mould causing immediate health threats), landlords must act immediately to make the property safe.

Record-Keeping

Ongoing

Landlords must maintain detailed records of complaints, inspections, and repairs for at least 6 years, and share them with tenants upon request.

The law also protects landlords from vexatious claims by only requiring action on genuine hazards, and it encourages proactive measures like regular property checks and better ventilation systems.

"Our Damp Free Certificate is extremely unusual in the industry and offers a significant advantage to homeowners and landlords. While most companies only provide a basic report after damp treatment, we go further by issuing an official, independent Damp Free Certificate following a thorough professional inspection. This rare document gives you clear, credible proof that your property is currently free from active damp problems — something very few providers offer."

"Our Damp & Mold Risk Assessment detects hidden moisture problems early, helping you prevent damp and mold growth before they cause costly damage to your property."
